Knox County Ohio Residential Property Tax Appraisals Decline

Home values today are down from the housing peak of 2006.  What is interesting is that our real estate taxes in Knox County Ohio haven't exactly followed that trend and in many cases remained at those higher values.  This created some frustration for many property owners because many folks knew they were paying their real estate taxes based n inflated tax appraisals.  I have some good news for Knox County...the majority of residential real estate taxes in Knox County Ohio are about to benefit from a reduction.  Tax values will decrease by 6% decrease on all residential classed parcels with the exception off any parcel having new construction.  This a sign that the Department of Taxation is actually listening to those who have posed concerns about their home values as compared to their tax appraised values.  It appears that a 6% decrease calculation was applied to most residential tax appraisals which means that the majority of property taxes will decrease when you pay your tax bill.  

The information below is an account of the letter I received from the Knox County Auditor's Office which does a great job of answers most questions.

This change in value notice is being sent to inform you of your new real estate value for the 2011 tax year.  As required by Ohio Law, the County Auditor is charged with the duty to update values during the third year after a county wide reappraisal.  This process is called the Triennial Update.  

A Triennial update is the process of reviewing sales and not actually viewing each property.  The 2011 Triennial update looks at sales from 2008, 2009 and 2010.  After receiving a recommendation from the Department of Taxaction and reviewing arms length sales, a 6% decrease on all residential classed parcels was made with the exception of any parcels having new construction.

If your property is reduced because of the Current Agricultural Use Value program (CAUV) that new value is also included as a notation beneath the market/taxable values.  CAUV soil tables can be adjusted every three years along with the County's Triennial Update and Reappraisal.  These tables are adjusted by the State of Ohio Department of Taxation.

Every property owner is encouraged to review their property's total value.  You can access your property record card to review parcel information on our website at www.KnoxCountyAuditor.org.  We will have open books until October 28, 2011.  At the completion of the open book period our values will be sent to the state for final approval.  After that time if you disagree with your property values you will have the option to file a complaint form through the Board of Revisions (BOR) process from January 1, 2012  to March 31, 2012.

Heart of Ohio Trail - 365 Things To Do in Knox County Ohio

Centerburg Heart of Ohio Trail

Heart of Ohio Trail.  With only 3.7 miles of asphalt, the Heart of Ohio Trail is well-suited for trail riders and hikers.  Parking is available at Centerburg Memorial Park giving a nice 7-plus mile round trip to the Delaware County line or an eastern trip to Mount Vernon, Ohio, of about 13 miles.  The current paved section is near Mount Liberty and parking is available.  Look for more paving work in 2011 to add another 3.5 miles connecting west to Updike Road.  The Heart of Ohio Trail shares several miles with Dry Creek, passes near the Knox County Horse Park and through several area farms before ending near Parrot Street in Mount Vernon, Ohio.  Watch out for wildlife crossing the trail!  

Centerburg Ohio Geographic Center of Ohio

The Heart of Ohio Trail is a part of the larger Ohio to Erie Trail system that when completed will connect Cincinnati, Columbus and Cleveland. Maintained completely by volunteers, the Heart of Ohio Trail is currently best-suited for hybrid style bikes or mountain bikes.  When the paving is completed, skaters will find a home as well.  A 3-mile horse trail is planned near the Knox County Horse Park on Thayer Road and will run adjacent to the Heart of Ohio Trail.  The future horse trail at the Heart of Ohio Trail will be a wonderful addition and is a significant point of difference between Heart of Ohio Trail and the Kokosing Gap Trail because the Kokosing Gap Trail doesn't allow horses.

Knox County Ohio Real Estate Report

The Knox County MLS experienced a slight reduction in home sales of about 10% this past January as compared to a year ago in January of 2010. This is truly outstanding because it means the market may be headed in a more stable and positive direction.  You may be wondering how it can be good news that the market is down by roughly 10% but remember that in early 2010 the housing market was driven by an economic stimulous package and a lot of government subsidy money such as the $8,000 tax credit.  Many media outlets predicted the housing market would be off by as much as much as 40 or 50% but our market outperformed those predictions and barely missed a beat.

As of February 1st, 2011, there are currently 303 Knox County residential homes available for sale that are listed in the Knox County MLS. The combined value of all 303 homes that are available and for sale is over 44 million dollar with a combined average listing price is just over $148,000.  The lowest priced available single family residential home that is currently listed for sale in the Knox County MLS is listed for only $15,900 and the highest priced single family home for sale today is listed for $795,000.

Currently we are working off of a 16 month absorption rate based on the January 2011 Knox County home sales and also based on the current inventory of available homes.  This is the ultimate example of how supply and demand and how one impacts the other.  Currently there is a larger supply of available homes than they are monthly sales.  This number of monthsof active inventory will typically reduce in the late spring and summer months because during the peak home selling months we can experience anywhere between a 200% to 300% increase in monthly home sales compared to the early winter months such as January or February.

Ice in Knox County Ohio

Knox County and Central Ohio have experienced their first significant ice storm of the year.  Freezing rain started hitting our deck around 11 p.m. last night and it must have continued through most of the night because when I woke up this morning everything was covered in ice.  All of the local public schools are officially closed for the day and from what I saw on the television news channels this morning it looked like the majority of the Central Ohio schools have closed for the day as well.  

There is currently a serve weather alert and a winter storm warning in effect until 7 p.m. Wednesday night according to the Weather Channel.  Today we are expecting what is known as a "Wintry Mix" and freezing rain is expected again this evening.

Knox County Ohio Homes Sales Report

October has arrived and I have just completed the Knox County Board of Realtors MLS homes sales report for September.  The results are very interesting because our board of REALTORS experienced a reduction in homes sales this September compared to September 2009 yet the average sales price of homes sold were higher in September 2010 than they were in September 2009.

  • September 2010 saw 1/3rd fewer residential homes sales compared to September 2009.
  • The average price of a home that sold in September 2010 was $17,404 higher than in 2009.
  • There are 426 residential homes for sale with an average listing price of $161,356

Knox County Ohio Real Estate Has A New Look

Forbes Magazine recently featured Kenyon College in their latest issue as one of "The World's Most Beautiful College Campuses".   The Village of Gambier is truly a gorgeous community with tree lined streets, spectacular Gothic architecture, walking paths and river scenery.  The Gambier community is adjoined by a picturesque landscape of country property and farmland.  Kenyon is one of the nation's finest liberal arts colleges.
