MVHS Class of 1986 Reunion

by Sam Miller

The Mount Vernon High School Class of 1986 "25th Reunion" will be held on August 12th, 13th and 14th.

Our class leaders need our help locating many of our fellow classmates so that they can be sure that they invite everyone to our 25th class reunion.  It is my understanding that the class mailing list hasn't been updated in years and we do not have accurate contact information for a large percentage of our class.  If we can not get the database updated quickly there is a high probability that many of our classmates will not receive an invitation to the class reunion.

Please use the "comment section" below to add your contact information.

Knox County Ohio Real Estate Report

by Sam Miller

The Knox County MLS experienced a slight reduction in home sales of about 10% this past January as compared to a year ago in January of 2010. This is truly outstanding because it means the market may be headed in a more stable and positive direction.  You may be wondering how it can be good news that the market is down by roughly 10% but remember that in early 2010 the housing market was driven by an economic stimulous package and a lot of government subsidy money such as the $8,000 tax credit.  Many media outlets predicted the housing market would be off by as much as much as 40 or 50% but our market outperformed those predictions and barely missed a beat.

Knox County Ohio Housing Market
for January 2011

As of February 1st, 2011, there are currently 303 Knox County residential homes available for sale that are listed in the Knox County MLS. The combined value of all 303 homes that are available and for sale is over 44 million dollar with a combined average listing price is just over $148,000.  The lowest priced available single family residential home that is currently listed for sale in the Knox County MLS is listed for only $15,900 and the highest priced single family home for sale today is listed for $795,000.

Currently we are working off of a 16 month absorption rate based on the January 2011 Knox County home sales and also based on the current inventory of available homes.  This is the ultimate example of how supply and demand and how one impacts the other.  Currently there is a larger supply of available homes than they are monthly sales.  This number of monthsof active inventory will typically reduce in the late spring and summer months because during the peak home selling months we can experience anywhere between a 200% to 300% increase in monthly home sales compared to the early winter months such as January or February.

If you are thinking about buying or selling a home in 2011, give us a call at (740) 397-7800 or send us an email to explore your options and to find out when is the best time for you to make a move.

Run the Kokosing Gap Trail this Earth Day

by Sam Miller

Run the Kokosing Gap Trail this Earth Day
Sunday, April 12, 2011

Kokosing Gap TrailExperience the beauty of the Kokosing Gap Trail with hundreds of other runners during the Earth Day Challenge Marathon and Half Marathon. The race starts on the Kenyon’s College’s clandestine campus, then continues onto the trail itself. The Kokosing Gap Trail is a 14-milelong paved recreational trail built on the former Pennsylvania Railroad that lies just south of the campus, just across the Kokosing River.

Keep your heart pumping and your eyes open as you run over bridges, past trees, and under tunnels. This route is all about you versus yourself, with as little outside distractions as possible. The Kokosing Gap Trail provides perfect even-terrain, with very few climbs or dips on a well-maintained path. The course continues along the trail all the way back to the Kenyon campus, up a scenic hilltop, and a left on Duff Road, where runners head north and then back up to the Kenyon Athletic Center for the finish. There’s no better way to celebrate the planet then with a soul-defining run on the gorgeous Kokosing Gap Trail.

Be sure to visit our Kokosing Gap Trail page for more information about this beautiful Rails-to-Trails path.

Mount Vernon Nazarene University - Giving back to the Community

by Sam Miller

Mount Vernon Nazarene University
Giving back to the Community

Mount Vernon Nazarene UniversityStudents at Mount Vernon Nazarene University are dedicated to helping their community.

Mount Vernon is lucky to have 2,000 plus students who are actively participating in local homeless shelters, outreach programs, and mentoring activities. The university’s mission promotes respect for others, positive influence and a commitment to giving. These Christian values gave rise to these great locally beneficial programs

“Friendsheep” where students are paired with residents of a nursing home. They read, listen, and play with elders to brighten their day.

“One Way” is a great program that promotes student talents in music, drama, and story-telling. The students perform around the community.

“Mandate” servers with urban ministries to raise awareness of urban issues. Small groups travel to inner-cities on the weekends to help with different organizations.

“Pumzika” raises awareness of homelessness by working with a variety of social service organizations and forming relationships with guests of Mount Vernon’s homeless shelter, “The Sanctuary”.

“Transition Mission” pairs students with developmentally delayed high school students to interact with.

Lastly, “Bookworms” trains college students by the Education Department to go to Columbia Elementary School to help kids learn how to read.

There are many more great opportunities, and Mount Vernon Nazarene University is just another reason why Mount Vernon is such a special town. The community is supported by each other, with many opportunities for involvement and growth. Marketing in Columbus, Ohio

Columbus Real Estate Book Photo by Sam Miller

The little wire displays piled high with full-color images of beautiful homes have become a staple at supermarkets, shops, and community locations all over the country. It’s called The Real Estate Book, and their website and magazine are the leading voice on the best homes in town. So it makes sense that Realtors© make it a priority to advertise their homes on these shiny color pages.

But Sam Miller from Knox County Real Estate went one step further. Instead of restricting his information directly to Knox County, he branched out and advertised in Columbus Ohio’s Real Estate Book, looking for a wider audience. With over 20% of Sam's annual homes sales generated from buyers outside of Knox County, advertising in the neighboring communities just makes sense. Since then, Miller has been featured on the past two covers, both January and February; the only realtor in Knox County to do so. This has generated a tremendous amount of traffic to knoxcountyohio.com from interested outside buyers.

While other realtors are cutting their budgets back, Miller is capitalizing on more buzz by putting his homes directly in front of people in and out of the community. He is currently the only Realtor from Knox Country to advertise in Columbus Ohio’s Real Estate Book, and so far, it’s paying off and providing great information to interested buyers.

Ice in Knox County Ohio

by Sam Miller

Knox County and Central Ohio have experienced their first significant ice storm of the year.  Freezing rain started hitting our deck around 11 p.m. last night and it must have continued through most of the night because when I woke up this morning everything was covered in ice.  All of the local public schools are officially closed for the day and from what I saw on the television news channels this morning it looked like the majority of the Central Ohio schools have closed for the day as well.

There is currently a serve weather alert and a winter storm warning in effect until 7 p.m. Wednesday night according to the Weather Channel.  Today we are expecting what is known as a "Wintry Mix" and freezing rain is expected again this evening.

If you are staying warm at home today and would love to make a move be sure to browse our available homes at knoxcountyohio.com
